The office building Rüsterstrasse 1, located in Frankfurt's lively Westend, will be extensively refurbished in terms of design, energy and fire protection refurbishment. The new, completely refurbished "Vertical Gardens" office solitaire with six upper floors and a total size of approx. 3,500 m² (divisible from 550 m²) will be individually fitted out to a high standard for the tenants. A complete overhaul of the façades, office fit-out and technical building equipment will result in a completely renovated flexibly usable office building with the highest standards. The originally existing covered parking area within the building cubature will be added to the first floor, creating a harmonized overall figure. The urban appearance is enhanced by the reorganization of the open spaces with species-rich planting, terraces and the preservation of the existing trees. Sustainable watering of the open spaces with rainwater is ensured via the green roof areas and a cistern. The building, which stands on a prominent corner plot, will be opened up to the traffic circle on Bernhard Sekles Platz. The corner will be rounded and fitted with balconies, creating a new, attractive view that enriches the public urban space.
The open corner of the building replaces the existing closed, repellent façade in such a prominent position. Floor-to-ceiling windows, filigree manual ventilation wings and closed glass panels with façade ventilation units behind them are structuring the façade. Green balconies and a roof terrace with a unique skyline view complete the building into an elegant new office building.
The light-colored natural stone cladding makes it possible to read the floors and leads to a representative accentuation of the main entrance by means of two-storey framing and rounding of the natural stone façade walls.
The climate-friendly energy generation via an air heat pump and chiller is supported by photovoltaic systems on the roof surfaces, which supply the vertical façade ventilation units in the office areas.
Thanks to a smart mobility concept, additional bicycle parking spaces, associated cycling infrastructure, e-mobility
and charging stations, as well as car sharing, the number of car parking spaces can be sustainably reduced.
The building achieves LEED Gold certification thanks to the comprehensive measures in accordance with the KfW 55 standard.
